Patiala Urban Planning and Development Authority – Allotment of Plots to the PDA Enclave Dhuri Applicants

The Patiala Urban Planning and Development Authority (PDA) had allotted residential plots to the applicants of PDA Enclave Dhuri residential plots scheme through a lottery draw of lots.

The Patiala Urban Planning and Development Authority held the lottery draw of lots for PDA Enclave Dhuri residential plots scheme on August 21, 2015.

The Patiala Urban Planning and Development Authority had launched a residential scheme of 210 plots (PDA Scheme Code PDA Enclave Dhuri) in PDA Enclave Dhuri (District Sangrur) in Punjab on June 03, 2015.

Mode of Allotment for PDA Enclave Dhuri Residential Plots Scheme

In case, the total applications received are less than number of plots available in a category, all the applicants of that category will be issued Letter of Intent, subject to their being eligible otherwise. However, Patiala Urban Planning and Development Authority shall allot the plot number through a draw of lots only. In case, the number of applications received is more than the number of total plots available in a particular category, then allotment for that category of applicants would be made through a draw of lots only.

While conducting the lottery draw of lots, all the applications received for PDA Enclave Dhuri plots scheme shall be put in the draw of lots category wise, without a scrutiny. The successful applicants, who are found to be eligible on the basis of documents submitted by them as per the eligibility criteria, will be issued the Letter of Intent. However, if the successful applicants are found ineligible after scrutiny of their documents, their applications shall be rejected for this residential scheme.

The Patiala Urban Planning and Development Authority shall scrutinize the application forms of successful applicants based on the information provided in the application forms and a declaration made therein. However, the Patiala Urban Planning and Development Authority shall issue the Allotment Letter only after completion of mandatory formalities of furnishing the necessary documents along with an affidavit on non-judicial stamp paper of Rs. 25 within 15 days from the date of demand by the Estate Office, PDA Patiala.

If the affidavit or documents submitted by an applicant are found not in order, the Patiala Urban Planning and Development Authority shall not consider such application for final allotment of a plot, even if the applicant has been found eligible after the scrutiny of the application form after date of draw.

Waiting List of Applicants for PDA Enclave Dhuri Residential Plots Scheme

Where the total applications are more than the total number of plots, a waiting list in order of seniority will be drawn during the lottery draw of lots, equaling to 5% of the total plots available in each category. The plots so made available in this residential scheme will be offered to the applicants in the waiting list in order of their merit. The applicants in the waiting list shall be made allotment only after completing the process of allotment of eligible applicants. However, the applicants, who are in the waiting list, will be given allotment only if other successful allottees of this scheme surrender their plots because of any reason.

The waiting list will be valid for one year from the date of draw. The Patiala Urban Planning and Development Authority shall not pay any interest on the Earnest Money Deposit of the waiting list applicants.

Terms and Conditions for Allotment of Plots in PDA Enclave Dhuri Residential Scheme

The allotment of a plot in PDA Enclave Dhuri residential scheme will be subject to fulfillment of certain terms and conditions.

The applicant applying for a residential flat under PDA Enclave Dhuri residential plots scheme shall have to deposit the applicable Registration Money or Earnest Money Deposit.

The Registration Money or Earnest Money Deposit is to be paid by a Single Banker’s Cheque or Demand Draft of any bank drawn in favour of ‘Estate Officer, PDA, Patiala’ payable at the place where the application is being submitted.

On allotment of a plot, the allottee shall be informed of the dues payable for the allotted plot through a letter.

If due to any force majeure or such circumstances beyond the Patiala Urban Planning and Development Authority’s control, the Authority is unable to make allotment or give possession of the allotted plot to an allottee, the entire registration money or earnest money deposit will be refunded to the applicant.
