GMADA Eco City Phase-1 Plots Scheme – Terms and Conditions

Allotment of a residential plot in the GMADA Eco City Phase-1 plots scheme will be subject to fulfillment of certain terms and conditions. GMADA had launched a plots scheme in Eco City Phase-1 in Mullanpur. The last date to apply was on October 21, 2011.

GMADA Eco City Phase-1 Residential Plots Scheme – Terms and Conditions for the Allotment

The Greater Mohali Area Development Authority (GMADA) had launched a residential plots scheme in Eco City Phase-1 in New Chandigarh (Mullanpur) in Punjab.

In Eco City Phase-1 residential plots scheme, the GMADA had offered 740 residential plots of various sizes.

Registration or subscription for the GMADA Eco City Phase-1 residential plots scheme was open for the eligible applicants from September 21, 2011 to October 21, 2011.

Allotment of a residential plot in the GMADA Eco City Phase-1 scheme will be subject to fulfillment of certain terms and conditions.

Terms and Conditions for Allotment of Greater Mohali Area Development Authority’s Residential Plots

1. The applicant must have attained the age of majority (18 years) as on the last date of applications for this residential scheme.

2. The applicants must be the residents of Punjab or Chandigarh for the last 5 years as on the date of application.

3. The applicant himself or herself or any member of his or her family (in his or her spouse or minor children’s name) should not own any residential house, flat or plot allotted by any Government Agency in SAS Nagar (Mohali), Chandigarh, or Panchkula.

4. For the applicants applying under the physically handicapped quota (Disabled Persons Category), there will be a rebate of 5% on the price of a plot. However, the Earnest Money Deposit for them shall be the same as others.

5. The price for a corner, play area or park facing plot shall be 10% extra. In case a plot is both corner and play area or park facing, the price of the plot shall be 15% extra.

6. The GMADA residential plots are allotted on as is where is basis. The Greater Mohali Area Development Authority shall not be liable to compensate for any extra expenditure that the allottee may have to incur for leveling the plot area.

7. The Punjab Urban Planning and Development Authority (PUDA) Building Bye Laws, as amended from time-to-time, shall govern zoning and permissible covered area for these residential plots.

8. Extra price of a plot for the final measurement being higher than the indicated size, hike in compensation of the acquired land and/or increase in the cost of development or else due to delays beyond the control of GMADA, will be charged additionally on pro-rata basis from the allottee.

9. The Greater Mohali Area Development Authority shall pay interest at the rate of 5.5% per annum for the period EMD (Earnest Money Deposit) is retained by the GMADA beyond 180 days after the last date for applications. This will also be applicable to those applicants who are in the waiting list.

10. Reservation of plots for the reserved categories shall be as per the Punjab Government Policy.

11. Allotment of the GMADA Eco City residential plots shall be made through a draw of lots.
