Yamuna Expressway Industrial Development Authority has prescribed certain terms and conditions regarding maintenance of the flats allotted in YEIDA Yamunotri Housing Scheme BHS-04/2014 and general maintenance work of the Yamunotri complex.

YEIDA Yamunotri Housing Scheme BHS-04/2014 – Maintenance of the Allotted Flats

Greater Noida (Uttar Pradesh, India), October 31, 2015

The Yamuna Expressway Industrial Development Authority (YEIDA) had launched a leasehold multistoried flats scheme (YEIDA Scheme Code BHS-04/2014) in Yamuna Expressway, Uttar Pradesh on October 23, 2014.

The Yamuna Expressway Industrial Development Authority will offer possession of the flats to the successful applicants within a period of three years from the date of issue of allotment letter.

The Yamuna Expressway Industrial Development Authority will reckon the date of execution of lease deed as the date of taking over of possession.

Maintenance of the Allotted Yamunotri Housing Scheme BHS-04 Flats

The Yamuna Expressway Industrial Development Authority has prescribed the followings terms and conditions regarding maintenance of the flats allotted in the YEIDA Yamunotri Housing Scheme BHS-04/2014.

1. The allottee (Lessee) or Resident Welfare Association will be required to keep the demised premises and buildings at all times in a state of good and substantial repairs and in good sanitary condition to the satisfaction of the Yamuna Expressway Industrial Development Authority (Lessor).

2. That the allottee shall abide by all regulations, byelaws, directions, and guidelines of the Yamuna Expressway Industrial Development Authority framed and issued under section 8, 9 and 10 or under any other provisions of the U.P. Industrial Area Development Act, 1976 and rules made therein. In case of noncompliance of these terms and conditions, and any directions of the Authority, the Yamuna Expressway Industrial Development Authority shall have the right to impose such penalty, as the Chief Executive Officer (CEO) may consider just and/or expedient.

3. That the allottee shall not display or exhibit any posters, statues, other articles which are indecent or immoral.

4. The allottee shall also not display or exhibit any advertisement or placard in any part of the exterior wall of the building, except, which shall be constructed over the demised premises or at a place specified for the purpose by the Yamuna Expressway Industrial Development Authority.

5. For proper maintenance and security, allottees of the YEIDA Yamunotri Housing Scheme BHS-04/2014 shall have to constitute a Resident Welfare Association on or before the expiry of two years from the date of first lease deed of the flats in the complex.

General Maintenance Work of the YEIDA Yamunotri Housing Scheme Complex

1. Yamuna Expressway Industrial Development Authority undertakes to maintain the complex in the initial 2 years starting from the date on which the first lease deed registered and possession of the flat is given to the lessee. After that, it is obligatory that the lessees or owners of the Yamunotri Housing Scheme flats will have to form a Resident Welfare Association (RWA) and shall ensure the upkeep and maintenance of the complex in a good and habitable condition all time. It will be binding for every allottee or lessee to become member of the RWA or Resident Welfare Society.

2. After 02 years from the date of handing over possession of the flat to the first person of the Yamunotri Housing Scheme, general maintenance work will be taken over by the Resident Welfare Association from the Yamuna Expressway Industrial Development Authority. Thereafter, the expenses to be incurred on general maintenance will be borne by the RWA or Resident Welfare Society by its own sources fixing cost payable with the consent of the allottees.

3. In case there is a delay in formation of Resident Welfare Association, then Yamuna Expressway Industrial Development Authority shall maintain the complex at the cost and expenses of the allottees or lessees. The allottees or lessee shall be bound to pay the monthly charges as fixed by the Yamuna Expressway Industrial Development Authority.

4. The community centre may be transferred to any outside agency, to develop and construct and to own, manage and operate such facilities on such terms and conditions as the Yamuna Expressway Industrial Development Authority may deem fit at its sole discretion. The allottees shall have the right to use such facilities subject to rules and regulations of the community center. Yamuna Expressway Industrial Development Authority or the competent person(s) on its behalf may impose payment of requisite charges or fee from time to time for usage of such facilities.

The Last Date for Submission of Application Forms for Yamunotri Housing Scheme BHS-04

The last date for submission of application forms for the YEIDA multistoried flats scheme BHS-04/2014 was on January 31, 2015.
